Privacy policy

This website is run by Greenbull Properties LLC, whose office is at Office 3004-3009, 30th Floor, Platinum Tower, Jumeirah Lakes Towers, Dubai, United Arab Emirates ("Greenbull Properties", "we", "us"). We are the controller of the personal data described in this policy.

We apply the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, for visitors in the European Union, the General Data Protection Regulation (GDPR).

When you send an enquiry

• Your name and email address (required)
• Your phone number and message, if you add them
• The page you sent it from (for example, the property you asked about) and the language of the page

When you contact us directly

What you send us by email, phone or WhatsApp. WhatsApp is run by WhatsApp LLC (Meta), which applies its own privacy policy.

Forms on Facebook and Instagram

When you complete one of our forms inside Facebook or Instagram, Meta sends us the answers you give and the contact details you choose to share. We use them only to reply to your enquiry about a villa redevelopment.

When you browse the site

• The technical data any website receives: your IP address, browser and device type, and the pages requested. Our host uses it to deliver the pages and protect the site.
• Only if you accept them: analytics and advertising cookies (see "Cookies" below).

We don't ask for sensitive data (such as health or religion). Please don't include any in your message.

• To answer your enquiry and follow up about the property or investment you asked about. Basis: the steps you asked us to take before a possible contract, and our legitimate interest in answering people who contact us.
• To understand how the site is used (Google Analytics). Basis: your consent.
• To measure and improve our advertising (Meta Pixel and Google's advertising signals). When you send an enquiry, we tell them that a form was sent, not what you wrote in it. Basis: your consent.
• To keep the site secure and filter out spam. Basis: our legitimate interest.
• To meet legal obligations, such as a request from a competent authority.

We don't sell your data, and we don't use it to make automated decisions about you.

Analytics and advertising cookies are only set if you accept them in the cookie banner. You can change your choice at any time in Cookie settings (also at the bottom of every page).

• Necessary: remember your cookie choice. Kept in your browser until you clear its data.
• Analytics: Google Analytics counts visits and shows which pages are useful. Kept for up to 2 years.
• Marketing: Meta Pixel measures our ads on Facebook and Instagram and shows them to people likely to be interested. Kept for up to 3 months.

If you withdraw your consent, the site deletes these cookies. You can also block or delete cookies in your browser settings.

Your enquiry is read by our property specialist and, where needed, by colleagues in the Greenbull group who help answer it. We also use service providers that process data for us, under contracts that limit them to that work:

• Vercel (United States): hosts the website.
• Resend (United States): delivers enquiry forms to our inbox.
• Google (Google Analytics), only with your consent.
• Meta (Meta Pixel), only with your consent.

Google and Meta may also use this data for their own purposes, under their own privacy policies. We may disclose data when the law requires it, or to protect our rights.

Some of these providers store data outside the UAE and the European Union, mainly in the United States. We only use providers that commit to protecting it, for example through the European Commission's standard contractual clauses or an equivalent safeguard, as UAE law and the GDPR require.

• Enquiries and our exchanges with you: 3 years after our last contact, unless you become a client, in which case we keep what the law requires for that relationship.
• Analytics data: up to 14 months in Google Analytics.
• Technical logs: a few days at most.

You can ask us at any time to:

• show you the personal data we hold about you and give you a copy
• correct it or delete it
• stop or limit how we use it, including no longer contacting you about properties or investments
• send it to you in a common format, so you can pass it on to someone else
• withdraw your consent, without affecting what was done before (for cookies, use Cookie settings)

Write to contact@greenbull.com. We will reply within one month, and may first ask you to confirm your identity.

If you are not satisfied with our answer, you can complain to the UAE Data Office or, in the European Union, to the data protection authority of the country where you live.

The site is only served over an encrypted connection (HTTPS), and only the people who need your enquiry to answer it can read it. No system is completely secure, but we take reasonable measures to protect your data and will act quickly if anything goes wrong.

This site is meant for adults, and we don't knowingly collect data from anyone under 18.

Links to other sites (WhatsApp, Instagram, Greenbull Contracting) lead to services with their own privacy policies, which we don't control.

We may update this policy, for example when we add a new service to the site. The date at the top shows the latest version. If the versions in different languages differ, the English version applies.
